Glass floors, direct lagoon access, outdoor bathtubs — overwater bungalows are the Maldives' signature experience. Here's how to choose the right one, what they actually cost, and which resorts offer the best value.
The overwater bungalow is the defining image of the Maldives — a thatched villa perched above a turquoise lagoon, connected to the island by a wooden jetty, with a glass floor panel revealing the coral below and a ladder dropping directly into the water. It is one of the most iconic accommodation experiences on earth, and it is the reason most people choose the Maldives over every other tropical destination.
But not all overwater bungalows are created equal. The difference between a €600-a-night water bungalow and a €3,000-a-night overwater suite is not merely a matter of size — it is a fundamentally different experience. Understanding what separates them, and what you actually need versus what is merely impressive in photographs, is the key to choosing the right one for your trip.

The entry-level overwater experience. Typically 60–90 square metres, with a bedroom, bathroom, and a small deck with steps into the lagoon. May or may not have a glass floor panel. The lagoon view is the main feature. Found at mid-range resorts and as the base category at luxury properties.
Water Villa
A step up in size (90–150 square metres) and finish. Usually includes a larger deck, outdoor bathtub or shower, better furnishings, and a more private position on the jetty. The glass floor panel is standard at this level. This is the sweet spot for most travellers — enough space to feel genuinely luxurious without the eye-watering price of a suite.
Overwater Suite
The premium overwater experience. 150–300+ square metres, with a separate living area, premium furnishings, and usually a private plunge pool or infinity pool on the deck. The position on the jetty is typically the most private, often at the very end. These are the villas that appear in the magazine spreads.
Private Pool Villa (Overwater)
The pinnacle. A full private pool — not a plunge pool, but a proper swimming pool — on the deck above the lagoon. Found only at the top tier of Maldives resorts. Soneva Jani's Chapter Two villas, for example, have a 17-metre private pool above the lagoon. These are genuinely extraordinary spaces.

What to Look For When Choosing
Lagoon Colour
This is the single most important factor that most people overlook. The colour and clarity of the lagoon varies enormously between atolls and even between different sides of the same island. The best lagoons are a vivid, almost electric turquoise — the result of shallow, white-sand seabeds reflecting sunlight through clear water. Before booking, search for recent guest photographs (not the resort's own marketing images) to see the actual lagoon colour.
Sunset vs Sunrise Orientation
Overwater villas on the western side of an island face the sunset; those on the eastern side face the sunrise. Neither is objectively better — it depends entirely on your preference. Sunset villas are generally more popular and sometimes command a premium. If you are an early riser, a sunrise villa means waking to the most extraordinary light show imaginable from your bed.
Glass Floor Panel
A genuine glass floor panel — not just a glass coffee table — allows you to watch fish and coral directly below your villa. It is a feature that sounds more impressive than it is in practice (you will spend approximately 10 minutes staring at it before returning to the deck), but it is a nice touch and worth having if it does not add significant cost.
Private Pool
A private pool on an overwater villa is genuinely transformative. It means you can swim in complete privacy at any time, without the slight self-consciousness of being visible from neighbouring villas or passing boats. If your budget allows, upgrading to a pool villa is almost always worth it.
Direct Water Access
All overwater villas have steps or a ladder into the lagoon, but the quality of what is directly below varies. The best villas have clear water with live coral and fish immediately accessible. Some villas, particularly those closer to the island, sit above shallower, sandier water with less marine life. Check the resort's snorkelling map before booking.

What's Included vs What Costs Extra
Most Maldives resorts operate on a bed-and-breakfast or half-board basis. Understand what is included before you book:
Typically included: Accommodation, breakfast (sometimes all meals on all-inclusive), non-motorised water sports (kayaks, snorkelling equipment), Wi-Fi, transfers from the airport (at some resorts).
Typically extra: Scuba diving (€80–150 per dive), motorised water sports, spa treatments, à la carte dining beyond your meal plan, seaplane transfers (€150–250 per person each way), excursions.
For a couple staying 7 nights, budget an additional €1,000–2,500 for activities, dining, and extras beyond the room rate.
